My dryer vent comes out of the foundation right above the ground — is that a problem in La Vista?

It's the most common setup we see here, and it's a byproduct of how the city built out. Split-entry, split-level and ranch homes from the 1970s through the 1990s usually put the laundry on the lower level, so the duct takes a short run to an exterior wall and exits low to grade. Short runs are good news for airflow. The trouble is the hood itself: sitting that close to the ground on a flat, exposed lot, it collects wind-driven dust in the warm months and gets packed with drifted snow in winter. A damper that can't swing free backs lint up into the last few feet of duct, and that section is where clogs start. We clean from the dryer out and clear the hood and damper from the outside, not just the interior end.

Our townhome laundry closet is so tight the dryer barely fits. Can you still clean it?

Yes, and that inventory is a big part of what we work on in La Vista. Townhomes, duplexes and apartments here typically have an interior laundry closet with the washer and dryer side by side or stacked in an alcove with just a few inches behind the unit. The near-universal failure in those closets is the transition hose: pushing the dryer back crushes it flat against the wall, or it kinks into an S behind the machine. That restriction alone can add a lot of time to a load even when the duct itself is clean. We pull the dryer out, clean the duct properly, and reseat the transition so it isn't crushed on the way back in. If the hose is already collapsed or torn, we'll tell you and can replace it with a shorter, better-routed piece.

Late fall tends to be the busiest stretch, when people notice loads dragging and want it handled before snow starts packing against the vent hoods. If you're calling then, book a little further out. A standard single-family cleaning is a straightforward appointment; if you're in a townhome or duplex where the dryer has to come out of a tight alcove, allow some extra time on the visit.

Same-day isn't something we can promise on the phone before we look at the schedule, but it happens more often here than you'd expect.
